Cookie Policy

Our cookie policy and how we use them

1. Introduction

The Own New Partner Portal (“the Platform”) is operated by Market Mortgage Ltd (“we”, “us”, “our”). The Platform is a business-to-business service used exclusively by authorised builders and mortgage brokers.

We use cookies and similar browser storage technologies to operate the Platform securely, monitor its performance, and improve the experience for our users. This policy explains what technologies we use, why we use them, and what information they collect.

By logging in to the Platform you accept this policy. Because the Platform is a closed B2B service requiring authentication, no separate cookie consent banner is displayed. Essential technologies cannot be disabled without losing access to the Platform. Non-essential technologies (analytics and error monitoring) are active for all authenticated sessions.

2. Essential Cookies

These are strictly necessary for the Platform to function. Without them you cannot log in or use any features.

Session Cookie

When you authenticate, an HTTP session cookie is set by Better Auth (our authentication library). This cookie:

  • Name: better-auth.session_token
  • Purpose: Identifies your authenticated session and keeps you logged in between page loads
  • Duration: Session-based; also subject to server-side expiry enforced by our authentication layer
  • Flags: HttpOnly, Secure, SameSite — the cookie is not accessible to JavaScript and is only sent over HTTPS
  • Data stored: An opaque session token; no personal data is stored in the cookie itself

Consent Status

A localStorage entry with the key cookie_consent_status may be written to remember your cookie preference. This is used internally by the Platform and is not transmitted to any third party.

3. Analytics & Performance

PostHog (Usage Analytics)

We use PostHog to understand how the Platform is used. PostHog is configured to store data in localStoragerather than cookies. Data is sent to PostHog’s EU infrastructure (eu.i.posthog.com) via our own reverse proxy.

The following information is collected:

  • Identity: A pseudonymous distinct ID linked to your user account
  • Page views: URLs visited within the Platform and time spent on each page
  • Feature events: Named events when you interact with key features (e.g. submitting a lead, viewing a rate, generating a document)
  • Browser metadata: Browser type and version, operating system, screen resolution, referring URL
  • Session data: Timestamps and session duration

PostHog data is stored in your browser’s localStorage under keys prefixed with ph_ (e.g. ph_distinct_id). These are not cookies and are not transmitted with every HTTP request, but they persist until you clear your browser storage.

4. Error Monitoring & Session Replay

Sentry

We use Sentry to detect, record, and diagnose errors and performance issues. Sentry operates on EU infrastructure (*.ingest.de.sentry.io).

The following information may be collected:

  • Error details: JavaScript errors and exceptions, including stack traces and the file and line number where they occurred
  • Performance data: Page load times, API response times, and other web vitals
  • Session replays: Sentry captures session recordings for approximately 10% of all sessions and 100% of sessions in which an error occurs. Replays may include a visual recording of on-screen content, mouse movements, clicks, and keystrokes. Input fields containing sensitive data (e.g. password fields) are masked automatically.
  • Context: Browser and device metadata, user ID (pseudonymous), and the URL at the time of the error

5. Third-Party Technologies

Zoho PageSense (Analytics — may be active)

Our Content Security Policy permits connections to Zoho PageSense (pagesense-collect.zoho.eu), which provides heatmaps, session recording, and A/B testing capabilities. PageSense may be activated via the Zoho administrative console without a code deployment. If active, it may collect:

  • Heatmap data (click and scroll positions)
  • Session recordings (visual replay of your session)
  • A/B test variant assignments

7. How to Manage Cookies and Storage

Browser cookie settings

All major browsers allow you to view, block, or delete cookies through their settings menus. You can also configure your browser to warn you before a cookie is stored. For guidance, refer to your browser’s help documentation:

Clearing localStorage

PostHog and consent status data are held in your browser’s localStorage, not in cookies. To clear this data, open your browser’s developer tools (F12 or Inspect), navigate to the Application tab, select Local Storage, and delete the relevant entries for this site. Alternatively, clearing all site data for this domain from your browser settings will remove both cookies and localStorage.

Essential cookies cannot be disabled

The session cookie (better-auth.session_token) is required for the Platform to function. Blocking or deleting it will log you out and prevent you from accessing the Platform. Because this is a secure, authenticated B2B service, there is no way to use the Platform without this cookie.

Opting out of third-party analytics

We do not currently provide an in-Platform mechanism to opt out of PostHog analytics or Sentry error monitoring individually. If you have concerns about data collected by these services, please contact us and we will address your request in accordance with applicable data protection law.

8. Changes to This Policy

We may update this policy from time to time. When we do, we will update the “Last updated” date at the top of this page. Continued use of the Platform following any changes constitutes acceptance of the updated policy. We recommend reviewing this page periodically.
