Viewing Lender Rates
Access live rates from our panel of lenders.
The Latest Rates page gives you access to live mortgage rates from our panel of lenders, helping you find the best deals for your clients buying new-build properties.
Latest Rates is available to Broker Client Advisor, Admin, and Owner roles.
Accessing Latest Rates
- Log in to your broker account
- Navigate to Latest Rates in the sidebar
- Enter client scenario details and click Find Rates
Understanding the Results
Search Inputs
You can search rates using:
- House price
- Customer deposit
- Mortgage term
After a standard search returns no results, you may be offered Deposit Top Up as a follow-up search. When selected, Pulse uses:
- Buyer deposit entered in the form
- Minimum buyer deposit = 3% of house price
- Builder top-up = 2% of house price
- Total deposit used for mortgage calculations = buyer deposit + builder top-up
If a standard search returns no rates and the buyer deposit is at least 3% of the house price, Pulse shows a prompt to search again with Deposit Top Up. The helper explains that Pulse adds a 2% builder contribution and searches available Flex rates.
Clicking Find Rates always starts a new standard search, even if the values have not changed. If a Deposit Top Up search has no results, you can also select Search standard rates to return to the standard results.
The Deposit Top Up summary includes an info tooltip reminding brokers that the scenario requires an Own New Flex LoA and confirmation from the builder that the 2% top up is available.
Deposit Top Up mode still matches products using the effective LTV. For matched 95% Own New Flex products, Pulse only requires lender Deposit Top Up support when the buyer's own deposit is below 5% before the builder top-up. If the buyer deposit is 5% or more, all matched Flex products can be shown in Deposit Top Up mode, including 95% products without that lender flag.
Gable - No Deposit (5%) may appear for buyers with a deposit below 5%. Gable uses a 100% mortgage calculation: any buyer deposit entered is preserved for evidence but does not reduce the mortgage amount.
If you search without selecting a development, Pulse may show matching Gable rates. If a selected development is not eligible, Gable is hidden.
Some lender products are available only to specific broker firms. Pulse uses your active broker organization to hide the restricted lender and all of its products unless your firm is approved. Product criteria still identify any property or builder restriction that must be checked before advice or application.
Available Filters
After running a search, you can filter and sort results by:
- Initial product term (for example 2-year or 5-year)
- Product (Own New Flex 3%, Special 4%, Rate Reducer 5%, and Gable - No Deposit (5%) where available)
- Repayment type
- Deposit Top Up scenario, when the follow-up search is available
- Whether fees are added to the loan
- Sort order (rate, monthly payment, true cost, cashback)
- View mode (cards or table)
Deposit Top Up is a way to use Own New Flex, not a separate product family. Broker search results may show Own New Flex + Deposit Top Up to identify that calculation scenario. The page shows the buyer deposit, builder top-up, total deposit, loan amount, and effective LTV separately so the mortgage amount remains clear.
Some searches can include products calculated from different loan amounts or LTVs. For example, a deposit of at least 3% but below 5% may show Gable at 100% LTV alongside Flex + Deposit Top Up using the top-up calculation.
Rate Information
For each product, you'll see:

Where a lender-equivalent product exists, crossed-out rate, monthly payment, and true-cost figures appear directly below the corresponding Own New value, with the saving in green. A single explainer above the results defines both treatments. Select it to open How it works within the first comparable product's details and review the calculation.
The table view keeps these values in aligned columns. Select the Rate, Monthly, True cost, or Cashback heading to change the sort order. Rate cards and table rows use short, source-verified labels for key criteria. The first key criterion is shown in each row; select it or the +N action to open Relevant Criteria. If no criterion is available, select Product information instead.
Gable does not show lender-equivalent figures or savings because the 100% LTV product is offered only with the Own New incentive.
Product Details and Criteria
In card view, select View product details to open the product-details sheet. In either view, selecting a criteria highlight opens the same sheet on Relevant Criteria.
The sheet presents each criterion as a concise bullet using its full title. A short summary appears only when it adds useful information rather than repeating the title. It contains:
- Relevant Criteria — curated Own New decision criteria grouped by shared main criteria heading, with concise wording, outcome, product-specific scope, source, and verification date
- Product details — product code, rate, term, LTV, fee, repayment type, cashback, expiry, and lender link
- Selected developers — for Gable, the developers that currently have an active No Deposit entitlement
- How it works — where the builder incentive goes and what the lower rate is worth during the initial product period
- How to apply — the steps for obtaining and using the relevant Letter of Approval
Relevant Criteria is a decision aid, not a copy of the lender's complete policy. Use the View full lending criteria link for the lender's broader guidance. Each criterion shows its own source and verification date; always check the lender's current requirements before advising a client.
Each recorded criterion has one of four outcomes: Accepted, Restricted, Considered, or Not accepted. Not accepted means the lender has explicitly declined that scenario. If no criterion is recorded under a heading, treat it as unrecorded rather than declined and check the lender's current guidance.
For Own New Special results, highlighted restrictions may appear above the results. A Restricted item identifies a condition that must be checked; a Not accepted item is shown as a decline and means the lender will not accept the recorded scenario.
How the Incentive Is Shown
For comparable repayment products, How it works first shows how the builder incentive is allocated between funding the lower rate and any remaining cashback. It then breaks the interest saving into lower payments during the initial product period and the lower mortgage balance at the end of that period.
For interest-only products, the breakdown shows lower monthly interest payments and confirms that the mortgage balance is unchanged. Any incentive remaining after funding the lower rate is shown as Cashback. If the full incentive funds the lower rate, cashback is zero.
For Gable, How it works shows the No Deposit rate, monthly payment, initial-period interest cost, and 100% mortgage amount without creating a non-Own New comparison.
Comparing Products
To compare products for a client:
- Run a search for the client's scenario
- Apply filters to narrow options
- Sort by rate, payment, true cost, or cashback
- Review fees and cashback alongside rate
- Consider total cost over the product term
Rate Updates
Note: Always verify rates and criteria with the lender before advising clients, as lender information can change.

When discussing rates with clients:
- Explain how builder incentives affect the rate
- Show the comparison with standard rates
- Explain interest and payment savings over the initial product period
- Discuss fees and their impact
- Explain any special conditions
Downloading Evidence Of Research
You can generate a downloadable Evidence of Research PDF after running a search.
The PDF includes:
- Client scenario inputs
- Filtered/sorted product shortlist grouped by product
- Product-specific loan amount, LTV, applied deposit, and ignored deposit where relevant
- Broker details
- Timestamped output for compliance records
When the shortlist mixes product calculation methods, the summary loan amount and LTV show Varies by product. Product-specific figures remain in each rate row.
